Awaab's Law: Pest Infestations in Rented Properties

On 27 October 2025 the first phase of Awaab's Law came into effect which changed the timeframe that Social Housing landlords ( Housing associations, Local authorities ) have to respond to significant and emergency hazards such as damp, mould and fungal growth. The second phase comes into effect on October 2026 and will cover health hazards such as pest infestations.



Why was Awaab's Law introduced?:

The law is named after Awaab Ishak who sadly died in 2020 due to untreated mould in the social housing where he lived despite repeated complaints from his parents.

 

The legislation is set to replace the Homes ( Fitness for Human Habitation) Act 2018 which stated that landlords had to fix property hazards but only within a “reasonable time”. Awaab's Law will change this and introduce strict, enforceable deadlines to protect tenants health and safety.


Who will Awaab's Law apply to?:

The first phase of Awaab's Law will apply to social housing landlords, from 2026 similar rules will also apply to private landlords.



How does this affect me as a tenant?:

The new law will mean that landlords will have a legal duty to investigate and take action on pest infestations promptly. Tenants will also be able to escalate unresolved infestations, with the potential of enforcement action if landlords fail to act.



How does this affect me as a Landlord?:
